We are currently seeking a Regional Land Development Manager to join the team in our New Cumberland, PA office. The Regional Land Development Manager will:

• Manage all activities required to acquire, and/or entitle and develop lots to effectively provide a finished lot supply that meets the regional business plan goals.
• Develop positive business relationships with strategic partners including developers, landowners, and public agencies.

ESSENTIAL FUNCTIONS:

Acquisition

• Identify properties for purchase to include finished lots and unimproved land.
• Assist in creating letter of intent and sales agreements.
• Assist with due diligence on prospective projects to include creation/review of preliminary budgets, proformas and schedules; review site related reports, development orders, and plot requirements; interface with local government as needed to determine the viability of a project.

Entitlement

• Manage entitlement and development process to create lots.
• Coordinate the approval and execution of government agreements.
• Coordinate and direct consultants throughout the life of a project such as engineers, land planners, surveyors, landscape architects, and land use attorneys.

Site Development

• Create bid packages and negotiate final construction contract for various disciplines of work needed for site development, as well as review and analyze submitted bids making suggestions for award of work.
• Obtain and keep permits updated.
• Create and maintain project schedule for the duration of a project and report project status to the General Manager/Corporate Team.
• Coordinate budgeting and land management efforts with Corporate Team.
• Coordinate land management efforts with homebuilding production team.
• Manage community close out and bond surety release.
• Other duties as assigned.

OUR IDEAL CANDIDATE WILL BRING:

• HS diploma/GED required. College degree with business or engineering a plus.
• 5 years of experience in residential land development. Required.
• Thorough understanding of land development regulations and all requirements of site construction. Required.
• Proficient with Microsoft Office. Required.
• Leadership and management skills are required.
• Excellent verbal and written communication skills. Required.
• Ability to work independently. Required.
• Ability to successfully manage multiple projects simultaneously. Required.
• Detail-oriented. Required.
• Strong ability to work in a team environment.
