About the opportunity:
Prime Residential’s Senior Manager of Construction will be responsible for creating budgets, scopes of work, and timing of large multi-faceted capital projects. These projects include restoration, renovation, and redevelopment of high-rise and gardens style assets. Each project will be evaluated by a value-add revenue-based return or an extension of useful life through asset preservation. This position will manage and streamline our green initiatives, periodic structural matters, and will have direct oversight to all Construction Project Managers assigned to that region.

What are some of the responsibilities of a Senior Manager of Construction?

  • Supervises and is responsible for the design, renovation, budget, and timing of large capital projects, to include cost control, schedule control, and levels of quality consistent with objectives.
  • Commission 3rd party engineering, architect, and design professionals as necessary.
  • Obtain, comply, and close out permits related to projects.
  • Review status of projects for timeliness and budget adherence.
  • Prepare update presentations for internal stakeholders.
  • Negotiates, administers, and controls contracts and agreements related to the project and serves as the official administrative contact with architects, contractors, and other agencies.
  • Directly supervises and provides oversight to regional project managers.
  • Develop, implement, and deliver on short-term strategies by creating and monitoring the annual budget.
  • Develop long-term strategies by creating 10-year capital business plans
  • Negotiate and award projects through solicited bid selection process.
  • Draft contracts for execution through Docusign
  • Provides training and orientation to staff in sectional, divisional and departmental policies, procedures, and standards.
  • Issues assignments to staff including establishing priorities and deadlines.
  • Provides scheduling information and budget cost estimates on future projects depending on current project status and workload.
  • Supervises the preparation of regular reports on project progress, project trackers, and special reports dealing with unique circumstances or problems including recommendations for resolution.
  • Develops and recommends changes in policies, standards and procedures.
  • Reviews reports or recommendations prepared by subordinates for technical and administrative feasibility and makes necessary recommendations.
  • Authorizes technical change orders to contracts.
  • Approves completed work to be invoiced or for progress billing. Collects lien waivers
  • Coordinates permit inspections and City approvals.

Requirements:

  • A College degree, preferably in Construction Management or Architecture is desired, or equivalent project management experience
  • Experience with building construction methods for high-rise, mid-rise, and garden-style buildings.
  • Experience with building systems (mechanical, fire suppression, fire alarm/safety, HVAC, elevator, generator, etc.) for high-rise, mid-rise, and garden style.
  • Minimum of 7 years of experience in a similar role.
  • Possess exceptional communication (verbal and written) skills.
  • Ability to manage projects and manage people at the same time.
  • Possess exceptional presentation skills with an ability to present material in an appropriate manner to suit all audiences.
  • Ability to write informational memorandums and reports.
  • Computer literacy, word/excel, attention to detail.
  • Ability to prioritize, multi-task, and work independently.
  • Experience working with architects, engineers, and contractors on small- and large-scale projects with multiple design-build elements and with a focus on value engineering.
  • Working knowledge of architectural, structural, electrical, plumbing, and mechanical systems.
  • Must be able to read and interpret blueprints and drawings, including mechanical, plumbing, electrical, structural, and landscape.
