Q Factor is a Real Estate Development Firm that is vertically integrated in a “Team of Teams” with a General Contractor entity as well as multiple specialty trade firms. We specialize in multi-family, adaptive re-use, tenant improvement, parking structures, and ground-up commercial projects.

We are currently seeking an experienced Senior Project Accountant to join the Q Factor team. This position will work out of our Salt Lake City home office and will report to the Chief Financial officer/VP of Operations. This role will plan, direct, coordinate, and assist in the flow of project billing information across the enterprise to partners and lenders. This position will be a member of the Finance team and will have the responsibility to execute and maintain the monthly packaging, bookkeeping, and funding of construction draws for multiple projects simultaneously, in addition to managing the books and financial reports of each project up to and including the handoff to operations.

Responsibilities:

  • Set up all new projects in accounting/ERP system: Budget, subcontracts, billing schedule, etc (Maintain all prior projects in excel.)
  • Review contractors' direct cost payment requisitions and budget status, change orders, adequacy of contingency, construction and disbursement schedules, lien waiver and other documentation submitted by construction and development.
  • Assemble, review, and disburse monthly draw packages according to schedule, create documentation as needed including change orders, officer certificates, and cover sheets, and obtain signatures; reconcile project budget, sources and uses.
  • Upon funding, book all draws and payments.
  • Track and book project equity details throughout project timeline.
  • Work closely with construction and development teams to assemble and disseminate information, meet deadlines, expedite funding, and improve process flow.
  • Adhere to and ensure standard processes and technologies are implemented within the various segments of finance operations, collaborating to improve process detail, vertical integration, and exponential growth.
  • Maintain Development tracking: track each project, coordinate milestone meetings and participate in departmental touch points to ensure effective communication and smooth transitions, identify opportunities for improving process.
  • Maintain enterprise pay application funding schedule across the organization.
  • Maintain all data entry and financial reporting of the project life cycle until we achieve C of O and are running a fully operational property, including the handoff to the property management team.
  • Monthly report to the equity partner and lender (if required).

Requirements:

  • Bachelors' degree in construction finance, accounting, or related field or an equivalent combination of education and professional experience.
  • 5 years' proven successful accounting operations experience.
  • 3 years' experience in a real estate developer or commercial construction environment.
  • Must be eligible to work in the US.

Additional Requirements:

  • Experience using CMiC is preferred.
  • Intermediate or better MS Excel skill preferred.
