Shangri-La Construction (SLC) is looking for Construction Senior Superintendents with ground-up Type I and Type III multi-family residential or hospitality experience to join our team in our Los Angeles office and at jobsites throughout the region. The Senior Superintendent’s primary responsibility is to manage, in collaboration with the Project Executive and associated staff, the successful completion of assigned projects. The Senior Superintendent supervises the field staff that performs the day-to-day, on-site operations from preconstruction throughout closeout. They are the lead for job site safety, quality control, and project schedule and the liaison with architect and consultants on all field and constructability issues. This includes overseeing the overall coordination, scheduling, and performance of trade partners and vendors to ensure the project remains on schedule and complies with plans and specifications. Along with the project management staff, the senior superintendent collaborates early on with the design, estimating, and constructability reviews, and later with detailed closeout procedures. They provide direct supervision to assigned Superintendents and Assistant Superintendents. The ideal candidate is a self-starter with excellent communication, time-management, and problem-solving abilities who thrives in fast-paced environments.
Essential Functions
- Manage the field and project team successfully and collaboratively
- Establish and maintain positive and effective relationships with clients, Construction Managers, project team, consultants/architect/engineers, subcontractors, vendors, adjacent community, trade unions, and governmental agencies
- Participate in preconstruction planning regarding constructability, logistics, schedule, and budget and effective hand-off
- Develop site logistics plans and job site set-up
- Maintain and update project records and reports
- Manage job site manpower production and performance
- Supervise and coordinate subcontractors.
- Mentor and manage field personnel and project team as to schedules, construction methods, policies, and standards
- Manage changes in schedule and scope
- Implement, enforce, and effectively manage SLC’s safety policy and procedures
- Execute SLC’s QA/QC Program; effectively measure quality and craftsmanship
- Executes SLC’s Punch List Program
- Coordinate with building inspections, subcontractor inspections, and agencies
- Ensure required inspections are scheduled, coordinated, performed, tracked, and closed out
- Ensure proper testing and recording of all materials is performed according to specifications
- Ensure work is completed to owner satisfaction in accordance with construction documents and scheduling guidelines
Skills and Expertise
- Well-rounded knowledge of a variety of systems and technologies with ability to quickly learn and apply new systems/technologies
- Computer proficiency utilizing Microsoft Office Suite software (Word, Excel, Outlook, Power Point)
- Experience utilizing Procore, Microsoft Project/P6, AutoCAD, Virtual Design (BIM), Bluebeam, and other applicable construction software preferred.
- Deep understanding of surveying, scheduling, drawings, and construction sequencing
- Ability to create accurate logistics plans and identify and mediate constructability challenges
- Comprehensive knowledge of all trades, different formwork and construction systems, vertical transportation and hoisting requirements, and sizing and placing cranes, as necessary.
- Understanding of building maintenance systems and Fire/Alarm/Safety Systems
- Understanding of local construction regulations
Education/Experience
- Bachelor’s degree in related field preferred
- 12+ years of diversified construction or engineering experience supervising and managing projects
- Possession of a valid driver license
- Safety certifications preferred
