Title Examiner
Searches public records and examines documents to determine record status of property title and prepares preliminary title reports, title commitments, title policies, and endorsements in accordance with company examining procedures and established policies and guidelines.

Searches public records and examines documents to determine record status of property title and prepares preliminary title reports, title commitments, title policies, and endorsements in accordance with company examining procedures and established policies and guidelines.
Essential Duties and Responsibilities include the following:
- Performs title examination and examines the chain of title for a wide range of title orders
- Abstracts and analyzes records, such as leases, subleases, liens, judgments, easements, vital statistics, and plot and map books.
- Determines ownership and legal restrictions to verify legal description of property and completeness of records
- Searching of the public records and other search applications to locate title documents affecting title and property
- Examine/read title documentation such as deeds, mortgages, deeds of trust, liens, judgments, easements, restrictions, and plats/maps to determine ownership, encumbrances, and to verify legal descriptions of property
- Evaluate records relating to property taxes, federal and state inheritance/estate taxes, liens, judgments, bankruptcy filings, foreclosures, and other records
- Prepare title reports/commitments based on title search, identify title issues to be resolved and what the defined exceptions are relating to the policy
- Prepare copies of documents to be sent to client; make notes in applicable applications of any examination issues or comments
- Ability to work in an accurate, detail-oriented and highly productive manner
- Experience with the above; search/examination experience preferred
- Other duties as may be assigned
