Position Summary:

Hillwood Investment Properties (HIP) is currently seeking to hire a Transaction Associate in Irvine, CA. The Associate will directly support the VP of Transactions with all new business pursuits, including acquisitions, marketing, leasing, financing, and dispositions for industrial development transactions throughout the Western US. This associate will work closely with the Regional Market Leader, the VP of Transactions in Irvine, CA and with the national analyst and marketing team in Dallas in all aspects of the industrial development and acquisition process.

Responsibilities

Primary Job Functions

  • Assist in all leasing and land acquisition including offers to purchase, marketing proposals and negotiation of leases and contracts.
  • Assist in the business development in Western US, including California, Washington, Nevada, Arizona, and Oregon.
  • Researching and identifying potential land acquisition sites.
  • Responsible for coordinating and implementing the marketing strategy.
  • Engaged in assisting the VP of Transactions with coordination between development directors on due diligence, site planning and pre-construction activities.

Primary Job Duties

  • Coordinate proposals for industrial land acquisitions , leases and build-to-suit projects with listing brokers.
  • Monitor the competing developments with assistance of our listing brokers.
  • Search for additional land sites directly and through local brokers.
  • Assist with negotiating leases and purchase and sale agreements.
  • Respond to tenant’s RFP’s.
  • Work in conjunction with the marketing team to develop building and monument signage, marketing materials and make ready build out.
  • Attend tours when feasible.
  • Preliminary analysis of potential transactions.
  • Coordination of marketing materials and presentations.
  • Assist in the site planning of new land acquisition with development team and architect.
  • Work closely with Development Directors to forecast pricing and phasing for development projects
  • Work with the general contractor to price potential tenant improvements.
  • Responsible for the strategy, planning and executing of marketing events, with the assistance of the corporate marketing team.
  • Work with Market Leader and VP of Transactions to oversee the planning, design, underwriting, investment committee approvals, and coordination with acquisition, finance, debt and disposition teams for all developments.

Financial/ Budgetary Responsibilities

  • Work closely with VP of Transactions and analyst to forecast the financial returns for each transaction.
  • Coordinate with property management to prepare yearly budget for marketing expenses.
  • Prepare proposals within acceptable economic parameters.
  • Work closely with analyst to understand the financial position and type of business of our customers.

Required Skills/Abilities:

  • Excellent analytical skills with a strong foundation in underwriting and acquisitions
  • Strong organizational and analytical skills, with strong attention to detail.
  • Excellent communication skills (verbal and written).
  • Ability to work independently, multi-task, and self-manage deadline expectations across a team of independent project managers.
  • Demonstrate high level of professional demeanor, integrity, ethics and leadership.
  • Strong interpersonal skills with the ability to interact with executive level internal and external clients.
  • Proficiency in MS Office software applications.

Education and Experience:

  • Bachelor’s Degree required.
  • Advanced Degree a plus.
  • Minimum of 3 years real estate transaction experience required.
  • Proven track record with industrial land purchasing, leasing and sales experience in the Western US.
