The Plant Specialist – Material / Labor is responsible for daily operations within the Market Plant Floor. Their sole focus is working “in the Plant” to ensure Trade conformance in the areas of material and labor as well as identifying Builder non-conformance and elevating to the MP - Plant. The role is a high “bias for action” role and is solutions driven realizing the power of an hour / day. The role has an impact at the crew level for immediate and permanent resolution to issues within the Plant floor.
“In the Plant” Responsibilities:
- Daily Plant Management Responsibilities / TED
- Review of TED daily to determine immediate response needed
- Utilize judgement and discernment to respond, resolve and communicate resolution back to the Field on deviations as noted from TED data and Field Team feedback
- Work with MP – Plant daily on VIR; assess weather and overall plant floor capacity prior to 10 am to determine if a non-workday. Works with Builders to administer the FMS changes needed per VIR moves per direction from MP - Plant.
- Proactive response to non-conformance issues identified in the Plant to identify and root cause related to and resolution needed for:
- Event Moves (No Shows, Work Not Complete)
- QC Failures
- Non-Billable Follow Ups
- Rejected Follow Ups
- Fines and Back charges
- CRC
- TQI / NHO / Closing Item resolution
- Collaborates with MP - Field and Supply Chain to develop and initiate Recovery Plans as required (Tier 3 Non-Conformance)
- Communicates with the Market Partner – Plant weekly to review key areas of Plant performance
- Exposes truth by reporting deviations, inefficiencies, and problems on the Plant floor daily
- Complete Plant floor walks with MP-Field weekly
- Elevate Capacity concerns supported with TED data to Supply Chain for resolution
- True Crews / New Trades
- Input and track True Crews into TED ensuring that data is reported at the crew level
- Responsible for tracking and certification of True Crews for all priority events including Model Finish Quality, Quality Standards, Commitments of Conduct, and Conduct Guidelines
- Ensure that Trade Partners are utilizing our platforms effectively for reporting (CRC) and for management of their business (TED)
- Responsible for helping to create an environment of success that allows us to retain True Crews
- Responsible for promoting and leveraging the True in U platform
- Accountable to onboard and certify all new Trade Partners
- Track and own all new priority event Trade Partners to True Crew status
- Performs audits to ensure that new Trade Partners or True Crews are achieving desired competency
- Quality Standards / Quality Checks
- Is the Market champion for the quality standards for each Trade
- Ensures QS are current and accurate for all Trades
- Recommends improvements, changes to QS to MP – Plant and Supply Chain for corporate implementation
- Ensure that all QS changes are accurately reflected in QC Checklists
- Ensures that the Quality standards are known and adhered to at the Crew level for all Trade partners
- Inspects for and reports on first time Quality
- Responds and resolves systemic Trade Partner QC non-conformance
- Resolve QS interpretation differences between Trade Partners and Field
- Demonstrates a deep understanding of the QC platform
- Assist in training sessions on QCs with Field team and Trade Partners as required
- Is the Market champion for the quality standards for each Trade
- Market Trade Partners
- Ownership and management of all Market level Trade Partners
- Owns cost for all Market level Trade Partners
- New products, building material, or method rollouts
- Conducts Trade Partner/True Crew training as necessary to support successful implementation
- Conducts Field Training in conjunction with Field Trainer as necessary to support successful implementation
- Performs audits to ensure competency is achieved
- Special Projects / Supply Chain challenge response
- Owns management and response of abnormal Plant issues
- Responds to all material shortages and develops / supports plans for resolution
- Value Creation / Cost Savings
- Identifies and partners with Supply Chain on opportunities to eliminate waste in the Plant and create a shared savings opportunity with Trade Partners
- Effectively works with Trades to identify cost savings and partners with Supply Chain on implementation of those cost savings
- Identifies and partners with Supply Chain opportunities to improve process to gain efficiency and/or cost savings
- Performs other duties as needed or required
- Develops and maintains personal organizational systems
Results/Accountability:
- Plant issues are responded to effectively and efficiently every day. Plant issues are visible and activities to resolve are apparent by Market team, Field, and Trade Partners.
- True Crews are real in the Market and accounted for at all Priority Event activities
- Trades conform to Quality Standards at acceptable levels (90% 1st time QC Conformance)
- Trade Partner survey ratings at 85% or better for all Plant categories
- TED data is accurate and current at all times
- Special Project response is effective and timely
- Tangible cost savings are realized through the all the above works as chartered by Market goals each quarter / year.
Qualifications:
- High school diploma or GED required
- Bachelor’s degree in Construction Management preferred
- One or more years of residential or construction supervisory experience preferred
- Valid driver’s license, current automobile insurance, and reliable personal transportation required for daily travel

Physical Requirements:

Working Conditions:
While performing the duties of this position, the associate is regularly exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat.
