Coordinate and facilitate the administration of the Change of Occupancy Maintenance (COMs) in accordance with time, budget and quality expectations. Work closely with COM Manager, Leasing Manager and Community Managers.
This is a temporary full time position estimated 4-6 months.
Responsibilities
- Scheduling and coordination of COM work (Internal and Contracted): Ensure scope and tasks required are identified for COM including accurate estimations of time and cost to complete repairs. Utilize the YARDI database to manage COM process including creation and update of COM packages, generation of purchase orders
- Verify that labor and parts entries are entered on all work orders. Reconcile technician labor hours in Yardi.
- Ensure consistent and accurate communication between maintenance department and community/leasing offices.
- Reporting: Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues. Make recommendations for solutions
- May schedule and adjusts technician’s daily work load.
- May be responsible for duties of COM Manager, Other Department Managers, Resource Manager and Field Supervisors in their absence or as required.
Requirements
- High School Diploma or equivalent.
- Vocational or Technical training – Field of study preferred.
- Less than 1 year of related work experience
- Experience with computer systems required which, include web-based applications and some Microsoft Office applications which includes Outlook, Word, Excel, PowerPoint or Access.
- Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
