Responsibilities:
The Director of Capital Planning & Analysis will lead all financial planning efforts of the Programmatic Capital Planning Initiative (PCPI), a core real estate development program for the Company. This individual assists with the development and execution of a scalable, replicable program to deploy investment capital to properties across the country. The Director of Capital Planning & Analysis plays a critical role in planning, executing, and tracking PCPI performance as we revitalize this portfolio of assets.
  • Strategic Planning
    • Utilize market intelligence to identify the supply/demand profile of the local market.
    • Identify opportunity and investment scope, and measure risk through investment analysis.
    • Coordinate with Sales and Operations leadership to confirm the feasibility of execution.
    • Coordinate presentations and supporting analytics to garner capital allocation approval.
  • Analytics
    • Build and manage a project cost benchmarking platform to leverage program scale and refine project costing.
    • Leverage program scale to maintain consistency across contractor bids.
    • Oversee the creation of project budgets and track forecasted spend through the full project lifecycle.
  • Reporting
    • Develop long-term financial models reporting on the projected spending across the portfolio.
    • Track and present actual capital spending.
    • Track and present actual operating performance and investment returns.
  • Program Administration
    • Lead portfolio-wide department process initiatives.
    • Create and implement programming standards and specifications.
    • Maintain project tracking and scheduling.
    • Identify/implement optimal project management software.
    • Document tracking across projects (drawings, permits, contracts, etc.)
    • Responsible for interviewing, hiring, training, developing, and evaluating assigned staff.
  • May perform other duties as needed and/or assigned.
Qualifications:
  • Bachelor’s degree in Business or related field required. Masters in Business Administration (MBA) preferred.
  • Seven (7) to ten (10) years of strategic planning, project management, logistics and/or financial analysis experience preferred (real estate and/or seniors housing a plus).
  • Strong presentation skills, ability to manage others, and work ethic to get things done at a high level of quality.
  • Strong understanding of strategic analysis and market research.
  • Strong financial modeling skills.
  • Strong reporting skills (utilizing a geospatial platform a plus).
  • Strong computer skills, including the use of the full Microsoft Office Suite.
  • Will be required to travel up to 10-20% of the time on behalf of the Company. Travel time is subject to change based on business needs.
  • Must possess a valid driver’s license.
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
  • Must satisfactorily meet and be in compliance with Company motor vehicle policy standards and Travel Policy.
