The State Teachers Retirement System of Ohio (STRS Ohio) is seeking a Director, South Region for our real estate investment team in our Atlanta regional office. This position reports to the Director of Real Estate and is a member of the senior real estate management team. The successful candidate will lead a team of real estate professionals, oversee transactions and, with the Director of Real Estate, develop and implement strategies to accomplish STRS Ohio Retirement Board objectives.
Nearly two-thirds of STRS Ohio’s investment assets are managed internally by more than 100 Investment Department professionals. STRS Ohio’s investment returns for the one-, three-, five-, and 10-year time periods ending June 30, 2022, ranked in the top 10% of Callan’s public fund sponsor database of more than 200 public funds. STRS Ohio also outperformed its benchmark for each of these time periods.

Work Schedule:
Monday through Friday, daytime work schedule with occasional weekend and evening hours. Occasional travel may be required.
General Summary:
Under the direction of the Director of Real Estate, responsible for the effective operation of the Atlanta office including all regional acquisitions, asset management and dispositions.
Responsibilities:
- Develop and implement strategies based upon macro-economic factors, asset class fundamentals and risk analysis, such that the performance of the real estate asset class exceeds its benchmarks on a long-term basis.
- Oversee and direct the South Region investment associates. Lead staff meetings and provide leadership, direction and mentoring for the team including succession planning and staffing. Participate in aspects of the Performance Management Process by providing input on annual accountabilities for associates based on goals of the department and projects defined in the annual plan, coaching, and mentoring around accountabilities and competencies and participating in annual performance reviews.
- Assist the director, Real Estate to develop and implement acquisition and disposition strategies to maximize property values for the assigned region as well as overall portfolio strategies.
- Ensure the acquisition process, from package submission through due diligence, is conducted in accordance with established procedures and standards.
- Ensure the asset management process is conducted in accordance with established procedures and standards.
- Participate as a member of the internal transaction review committee’s evaluation of acquisitions and dispositions across all regions.

Required Skills*
Requirements/Experience: *
- Bachelor’s degree in business administration, economics, finance, or other real estate related field required, and a Master's degree is preferred.
- Minimum of ten years’ experience with financial or real estate firms required.
- Demonstrated ability to lead, coach and mentor professional staff and foster a culture of teamwork and collaboration required.
- Proficiency in the use of real estate analysis software required.
- Comprehensive experience, strong real estate market knowledge and familiarity with a diverse range of property types and financial structures required.
- Superior financial analysis and research skills to analyze, negotiate and close the acquisition of commercial land/buildings, contracts and lease agreements required.
- Superior oral and written communication skills required.
