Springwell Senior Living, a provider of full-service Independent Living, Assisted Living and Memory Care, is seeking a very experienced Facilities/Maintenance Director to lead the on-going maintenance of our community.

QUALIFICATIONS:

1. High School graduate or equivalent

2. Willing to provide reliable and courteous service to our residents

3. Ten years or more of work experience in related field(s)

4. Five years or more of Staff management experience

5. HVAC experience with a wide variety of systems

6. Ability to provide total maintenance program throughout all facets of the community – residences, common areas, grounds, mechanical and FF&E.

7. Ability to set up and maintain policies & procedures for effective operation of maintenance, housekeeping and security functions.

8. Ability to establish and manage cost-effective relationships with supply vendors and contractors for work that cannot be performed through internal staff resources.

GENERAL RESPONSIBILITIES:

1. Establish operating policies and procedures for Maintenance & Housekeeping and functions of the community.

2. Hire, train and directly supervise maintenance assistants; assign work based on priority and capabilities.

3. Hire, train and directly supervise managers of Housekeeping department

4. Establish and maintain a preventative maintenance program for all areas of the building.

a. Includes routine servicing and inspections of all building equipment, i.e. of kitchen, laundry, nursing, e-call, telephone/internet, elevators, fire alarm, generators, HVAC, plumbing, doorway access, security cameras, grease traps, etc.

b. Meet and assist Inspectors: Fire Alarm, Elevator, Insurance, City and State as required

c. Maintain documentation of all servicing and capital expenditures.

5. Hire, train and provide annual evaluation of personnel. Review time cards prior to every payroll.

6. Meet with Quality Assurance/Safety Committee, coordinating with OSHA and Insurance Company to provide a functional and safe environment for all concerned.

7. Present employee in-services in occupational safety and fire prevention as required by the State. Present in-services on fire procedures, alarm systems, equipment location and repair, location of water shut off valves and electrical shut down, and general procedures relative to position.

8. Manage – with Director of Nursing and Executive Director – the community’s Emergency Management policies & procedures

9. Purchase maintenance supplies and equipment for facility.

10. Acquire estimates from outside contractors for capital projects; oversee their execution, inspect and document when completed and approve payment.

11. Maintain sidewalks, landscaping, parking lots, signage and other exterior aspects of the community’s campus

12. Maintain a scheduled painting program for common areas.

13. Maintain the community’s key/fob/card access system in a secure and orderly fashion. Repair and replace door locks when applicable.

14. Respond to residents’ requests for services; delegating when possible.

15. Attend staff meetings and other miscellaneous meetings when required.

Job Type: Full-time

Pay: $75,000.00 - $85,000.00 per year
