GENERAL PURPOSE:

Performs a wide variety of repair, diagnostic, and preventive maintenance tasks for all City facilities. Primary focus is HVAC, plumbing, construction/remodel projects, preventative maintenance, and building/life safety systems support. Provides support services for all levels of construction projects under the direction of the Facilities Maintenance Superintendent.

Typical schedule is, eight-hour workdays Monday – Friday.

Alternate schedule is, eight-hour workdays Wednesday - Sunday

On call rotation of one week on every 6-8 weeks depending on staffing levels.

The salary range for this position is $24.81- $37.21 per hour with a hiring range of $24.81 - $31.01, depending on qualifications and experience.

Position will close to applicants on: Monday, 10/10/22 at 12:00 P.M. M.S.T.

ESSENTIAL JOB FUNCTIONS:

  • HVAC preventative maintenance, troubleshooting, replacement & repair, building automation systems maintenance (BAS), and energy management.
  • Visually inspects, analyzes, and manually completes preventive maintenance work in a variety of facilities and building operation systems.
  • Recommends and pursues equipment repairs to ensure consistent and appropriate operation.
  • Manually performs semi-skilled rough and finished carpentry, concrete, masonry, plumbing, electrical, drywall, painting, floor covering, construction, and remodeling.
  • Provides accurate and timely repairs to buildings and building systems including plumbing, electrical, lighting, fire, security, furnishings, custodial, and equipment.
  • Maintains accurate and complete information on all work orders, including utilization of on-line project tracking methods.
  • Provides consistent communication to internal customers and management using e-mail, telephone, and face-to-face interaction.
  • Shares knowledge and experiences to help create the most effective work environment for the entire Facilities Management Team.

OTHER JOB FUNCTIONS:

  • Purchases equipment, parts and/or materials for repairs to buildings or building systems with Superintendent Approval.
  • Snow removal operations.
  • Other customer service duties as assigned.

JOB QUALIFICATIONS:

Knowledge, skills and abilities:

Ability to communicate effectively and diplomatically with customers, team members, management, and the general public. Must be familiar with personal computers and be able to communicate in a timely manner, including routine use of e-mail and on-line scheduling software.

Education and/or experience:

Minimum of three (3) years experience in construction or facilities maintenance required.


Licensure and/or certifications:

Must possess a valid driver's license.


Material and equipment directly used:

Common power and hand tools, shovels, gauges, concrete tools, testing devices, ladder, welders, meters, shop tools, and wheelbarrow, personal computers and other electronic devices, including cellular phones.


Working conditions and physical requirements:

Performs duties in many different locations that require traveling between buildings. Required to drive motorized vehicles, climb ladders, push, pull, stoop, kneel, crouch, crawl, move and position up to 50 pounds and reach to perform the essential functions of the job. Manual dexterity is required to complete work tasks through safe and proper operation of hand tools, power tools, and motor vehicles. Able to complete work tasks in all types of weather conditions. Must live within a 30-minute response radius to the Facilities Maintenance building located at 105 W. 5th St.
