This position is responsible for the management and general business operations of the Company by, among other things: managing work performed; negotiating service contracts; hiring, evaluating and ending engagements with contractors; negotiating for and procuring supplies; performing quality control services; and managing, expanding and diversifying client relationships.

Essential functions

· Manage all aspects of assigned client relationships, including client retention, expansion and diversification.

· Formulate and manage an effective service strategy and schedule tailored to each client that addresses each client’s unique needs.

· Negotiate and enter into agreements with clients for additional services and determine pricing, staffing and logistics for the same.

· Enforce client compliance with contracts.

· Interview and hire independent contractors to perform work in client facilities, negotiate pricing and other contract terms with independent contractors, enter into agreements with independent contractors, develop service specifications for independent contractors, verify independent contractor compliance with contract terms, terminate independent contractor agreements and replace independent contractors as necessary.

· Ensure a standard of excellence in quality and client satisfaction, through detailed quality control inspections of client sites and consistent follow through with all promises to clients.

· Supervise and direct Night Managers, so that they understand the Company’s vision, effectuate the client strategy and ensure that all services are performed correctly.

· Determine internal and external staffing needs and secure or assist in securing the same in order to service clients.

· Promote sales of supplies to clients, negotiate for and procure necessary supplies, and monitor client supply inventories.

· Effectively communicate with clients, independent contractors, and the Director of Operations to stay ahead of potential client issues and to promptly address any client issues or problems that arise.

· Use CRM and Field Sales to do quality control inspections, to procure a satisfaction rating from clients at every visit, and for adding extra charges.

· Schedule each non-routine activity in client facilities using Outlook.

· Update and keep current all Building Information Sheets (BIS), FSM Summary Sheets and Exhibit A’s, and MSDS sheets for each client serviced and verify that MSDS sheets in janitor closets are complete, accurate and that all items are properly labeled.

· Be knowledgeable of all client accounting issues, changes in billing, and changes in independent contractor fees or billing procedures and make sure all such changes are conveyed to and approved by the Director of Operations for proper client billing.

· Notify Sales Executives of potential accounts in your territory, especially new construction.

· Discuss quality control surveys with your clients and encourage them to take the time to respond when they are received.

· Communicate client survey responses to the Director of Operations and inform your Night Managers and independent contractors of client compliments.

· Develop and implement a plan with the Director of Operations and the Night Managers to resolve any client complaints or deficiencies in service and actively monitor compliance with plan.

· Approve pay sheets for Night Managers and/or Service Representatives, making sure they are filled out accurately and in a timely manner.

· Assist Accounting Department in collecting any past due invoices from clients.

· Maintain updated route sheets, key/alarm sheets, and a monthly planner on each client or client property.

Job Type: Full-time

Pay: $75,000.00 - $135,000.00 per year
