Objective

Maintaining the interior and exterior physical asset in a manner that will facilitate maximizing financial returns in accordance with the owners objectives as well as a safe, clean and pleasant living environment for the residents.

Essential Functions, Duties & Responsibilities

  • Performs routine tasks, normally repetitive in nature, required to effectively sustain a peak level of cleanliness and neatness of the propertys physical appearance and curb appeal
  • Responsible for daily picking up and cleaning the entire community interior and exterior using company-supplied materials and equipment and following manufacturers directions for same
    • Cleans and picks up trash from around trash dumpster, ensuring a clean and tidy appearance at all times
    • Maintains cleanliness of office and all other amenity and common area facilities assuring general cleanliness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, recreational areas, etc. May perform exterior building light checks and assist with repairs/replacement of same
    • Performs supplemental landscape maintenance and irrigation system repair and/or supplemental watering of lawn and landscape areas so the landscape areas are tidy, trimmed and properly watered. May be required, in the absence of separate yard crew or outside landscape maintenance contractor, to perform extensive in-house landscape and gardening duties such as mowing, edging, trimming, sweeping, pruning, weeding, fertilizing, planting, etc. as needed
    • Thoroughly trashes out vacated apartments designated by supervisor and assists in preparation of same for make-ready and re-renting
  • Provides support to the Maintenance Supervisor and rotate emergency on-call duty
  • Report maintenance problem areas ASAP
  • Is familiar with power, water and gas shutoffs, clean out traps, fire extinguishers and fire systems
  • Knows or maintains immediate access to emergency numbers (e.g., police, fire department, manager, maintenance supervisor)
  • Incorporates both safety and customer service in the performance of all job duties
  • Removes, relocates and/or installs furniture and other household items in designated apartment or buildings designated by supervisor
  • Supports unscheduled maintenance on an as-needed basis
  • Posts notices as required or instructed by supervisor
  • Attends staff and resident meetings as required
  • Additional responsibilities
  • Maintain compliance with VOA Michigan policies and procedures
  • Ensure that all duties are carried out in a timely and orderly fashion so that VOA Michigan functions in the most efficient manner possible
  • Other duties as assigned

Knowledge, Skills and Abilities

  • High School education preferred with previous janitorial experience
  • Ability to perform duties using standard levels of productivity and dependability, ensuring completion in a timely and zero-defect manner
  • Ability and willingness to maintain a clean, neat, well-groomed professional appearance
  • Must be honest, trustworthy, enthusiastic and team oriented
  • Must be customer service oriented and genuinely support and promote good resident relations and service to the staff and residents

Working indoors, driving vehicles, lifting and carrying (with assistance) items weighing 75-150 lbs.
