Job Description:
Perform the duties required to maintain efficiency and safety on the installation, design and operation of equipment, to include heating and cooling, ventilation, refrigeration and small air compressors.
FUNCTIONS OF THE JOB
1. Monitor building temperature versus outside temperature.
2. Monitor building equipment on a regular basis.
3. Monitor and adjust boiler water treatment and chiller water treatment.
4. Perform preventive maintenance on all designated equipment.
5. Install and repair heating, cooling, ventilation, and refrigeration equipment.
6. Retrofit new control equipment to existing equipment.
7. Calculate appropriate equipment for specific job needs.
8. Respond to emergencies related to heating, cooling, domestic water, water lines, leaking and related problems.
9. Perform safe boiler operation test.
10. Monitor and record refrigerated usage.
11. Monitor stock and reorder chemicals for water treatment.
12. Maintain preventive maintenance records in the filing cabinet system.
13. Adjust and verify thermostat operations.
14. Maintain needed parts and supplies for stock and find specialty items.
15. Work with sub-contractors and vendors on purchasing equipment and parts.
16. Cut, bend, thread and install conduit pipe and tubing.
17. Maintain inventory of spare parts and supplies as needed.
18. Troubleshoot various plumbing, piping and hydraulic problems with chillers and boilers.
19. Troubleshoot electrical and electronic control systems.
20. Insulate piping, ductwork and tanks.
21. Perform the handling and disposal of hazardous wastes, universal waste, used oil and materials as needed.
POSITION QUALIFICATION REQUIREMENTS
Education: Requires the use of advanced shop mathematics, charts, tables and formulas. Equivalent to formal apprenticeship.
Experience: Requires a minimum of 3 years of HVAC experience.
Skills and Abilities
1. Ability to apply common sense understanding to carry out instructions which are furnished in written and oral form.
2. Ability to deal with problems involving standard and nonstandard situations.
3. Ability to stand on feet for prolonged periods of time.
4. Ability to communicate and work with others.
License(s)/Certification(s) Required: Must be licensed to purchase freon. Annual training in hazardous waste materials/transport will be performed in accordance with DOT, RCRA, EPA and OSHA. Training records are kept on site.

Pay: $28.00 - $36.00 per hour
