PROPERTY MANAGER POSITION

Required Qualifications:

  • An active LCAM license in good standing and minimum 2 years of experience
  • Bachelor’s degree or equivalent life experience
  • Valid Florida driver’s license
  • Professional appearance
  • Excellent verbal and written communication skills
  • Strong organizational skills, time management skills and presentation skills
  • Strong working knowledge of customer service principles and practices
  • Proficient knowledge of Microsoft Office Applications (including Teams) and TOPS

Day-to-Day Responsibilities:

The Community Association Manager is responsible to oversee the association’s daily operations

(administratively, financially, and operationally) while adhering to governing documents and addressing requests in a timely manner.

  • Manager reports to the Board of Directors and must maintain open communication with same to achieve goals for successful operations
  • Act as liaison between Board of Directors, owners, vendors, association attorney, and staff
  • Attend monthly board meetings and prepare notices, agendas, and minutes
  • Conduct routine inspections and regularly walk the property
  • Manage contract negotiations, landscaping inspections, and other common area projects and inspections; manage all vendor partnerships
  • Monitor/track expenses, initiate cost reduction projects; ensure expenses are kept within budget
  • Expeditiously investigate and act on complaints, disturbances, and violations
  • Assist residents with work order or other service requests and manage maintenance staff
  • Approve and process employee payroll
  • Track insurance renewals and ensure that the Board of Directors has insurance renewal proposals as well as all vendor contracts for renewals/cancellations
  • Notice budget workshops and work with the Board of Directors to develop a viable and financially responsible final proposed budget, review and prepare accurate financial statements
  • Keep abreast of changes in rules and regulations, Florida statues; and communicate same to Board of

Directors

  • Manage condo sales and rental documentation in a time-sensitive manner
  • Maintain community website and promptly upload documents; publish monthly newsletter

Other Considerations:
Compensation based on relevant experience
Time off provided for vacation, sick, and personal
Work hours 8 a.m. to 4 p.m. Monday to Friday

Job Type: Full-time

Pay: $60,000.00 - $65,000.00 per year
