Maintenance Supervisor
Job description
QUALIFICATIONS: Minimum High School degree or equivalent, College preferred. Minimum five years’ experience in building maintenance and project management. Minimum two years of supervisory experience. Knowledge of basic buildings systems, including HVAC, plumbing and electrical. Ability to develop and oversee workplans; conduct on-site inspections; and support and assist staff in following through on routine maintenance and emergency/repair requests. Computer knowledge required. Excellent communication skills required.
RESPONSIBILITIES AND DUTIES
1. The Maintenance Supervisor is responsible for the supervision of the Maintenance Department and staff on a daily basis. This includes: scheduling staff and assigning duties; monitoring staff attendance; confirming completion of assignments and inspecting and evaluating quality of work.
2. Ensures cleanliness of all Brooklyn Gardens buildings through adherence to and oversight of daily schedules. Conducts regular walk throughs of buildings to ensure sound conditions of all areas and equipment.
3. Oversees the process for reviewing and assigning all work orders and repair requests. Maintains log tracking receipt of all work order requests and completion of work.
4. Immediately reports any significant issues or concerns to Director of Property Management.
5. Establishes schedule and conducts review of all safety equipment (emergency exits and lights, smoke detectors, sprinkler system, extinguishers, etc.). Maintains log documenting review and follow-up actions to ensure systems in working order.
6. Ensures 24 hour emergency response to building issues.
7. Communicates with other agency staff and Program Directors and Supervisors in a timely and professional manner, particular with regard to issues of concern in their programs and buildings.
8. Participates in development of preventive maintenance schedules. Ensures that all preventive maintenance work is completed as planned and documented.
9. Maintains schedule for monitoring and operating building HVAC systems, and reports all problems immediately to Director of Property Management.
10. Participates in scheduling and monitoring of all outside contractors.
11. Participates in all Fire Department, Building Department and other related inspections.
12. Conducts Fire Drills as specified.
13. Maintains inventory controls on all building supplies, submitting reports to Director of Property Management as requested.
14. Provides routine supervision to Superintendent and other maintenance staff. With Director of Property Management prepare all disciplinary memos and performance evaluations for staff.
15. Provides support and assistance as requested on maintenance issues for Scattered-Site apartment programs and/or Navy Green. Assists staff with work especially if there are temporary staff shortages.
Job Type: Full-time
Pay: $50,000.00 - $57,000.00 per year
Schedule:
- 8 hour shift
