General Statement of Duties

Performs basic work in the maintenance and repair of County buildings.

Distinguishing Features of the Class

An employee in this class is responsible for the maintenance and repair of County
buildings. Work generally requires the employee to perform a broad range of basic
maintenance work including electrical, HVAC, plumbing and carpentry tasks. Work is
performed under regular supervision of the Facilities Maintenance Manager.

Illustrative Examples of Work

  • Installs, repairs and replaces receptacles, switches, and ballasts.
  • Maintains ventilation and air conditioning systems in all County buildings and

facilities. Such as changing filters, cleaning coils, cleaning grills and registers.Help with adding to and maintaining PM program.

  • Installs/repairs sinks and commodes.
  • Repairs wooden structures and equipment such as doors, windows, roofs, frames,

floors, chairs, tables and other equipment.

  • Paints, seals, finishes and/or repaints walls interiors and exteriors.
  • Completes and enters all duties performed, including indicating parts and

materials purchased and time spent on individual duties into work order process
Facility Dude.

  • May perform grounds maintenance duties such as removing snow and ice, trash

pickup and mowing and landscaping.

  • Identifies quantities and types of parts and supplies needed to streamline our work

flow and needs to be kept in inventory. Such as sprinkler heads, flush valves,
bulbs, filters, and any special-order parts.

  • Installs/runs/relocates CAT-5 cabling throughout buildings as necessary for

Information Technology to complete work orders.

  • Maintains all safety rules and regulations and participates in the teaching and

implementation of safety programs as required

  • Performs other related duties as required.

Knowledge, Skills and Abilities

  • General knowledge of common practices, tools, and terminology and safety

precautions of building maintenance trades.

  • General knowledge of the use and characteristics of common building materials.
  • Skill in the use of building maintenance tools and woodworking equipment.
  • General knowledge of procedures, techniques, materials and equipment used in

installation and maintenance.

  • General knowledge of heating, ventilation, and air conditioning system

installation and maintenance.

  • Skill in diagnosing and repairing heating, ventilation and air conditioning

problems.

  • Ability to follow oral and written instructions.
  • Ability to estimate needed materials and time required for various jobs.
  • Ability to maintain effective working relationships with employees, contractors,

equipment suppliers, manufacturers, sales representatives and the general public.

  • Ability to effectively communicate with coworkers, supervisors, vendors,

contractors/subcontractors and department staff to coordinate schedules,materials, rentals, etc., to complete projects.

  • Must ability and knowledge to use computers for online training, timesheet entry

and work order completions, etc.
Physical Requirements

  • Must be able to physically perform the basic life operational support functions of

walking, talking, standing, climbing, balancing, stooping, kneeling, crouching,crawling, reaching, pushing, pulling, lifting, fingering, grasping, feeling, hearing,
and repetitive motions.

  • Must be able to perform medium work exerting up to 50 pounds of force

occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 poundsof force constantly to move objects.

  • Must possess the visual acuity to perform mechanical or skilled trades’ tasks of a

non-repetitive nature such as carpenters, technicians, service people, plumbers,concrete finishers, painters, mechanics, etc.

  • Must be able to work in both inside and outside environmental conditions.
  • Must be able to work in noisy conditions.
  • Must be able to work in conditions that are subject to vibration.
  • Must be able to work in conditions that are subject to hazards, including a variety

of physical conditions such as proximity to moving mechanical parts, electrical
current, working on scaffolding and high places, exposure to high heat, or
exposure to chemicals.

  • Must be able to work in conditions that are subject to atmospheric conditions that

affect the respiratory system of the skin such as fumes, odors, dusts, mists, gases,or poor ventilation.

  • Must be able to work in conditions that are subject to oils.

  • Must be able to work frequently in close quarters, crawl space, shafts, man holes,

small enclosed rooms, small sewage and water line pipes, and other areas whichcould cause claustrophobia.

  • Must be able to function in narrow aisles or passage ways.
  • Must be able to work in conditions that are subject to contact with potentially

infectious bodily fluids.

Education and Experience

  • Must be at the intermediate level in maintenance, installation and repair, and be

able to perform job duties and responsibilities with little to no supervision.

  • Must have demonstrated competence in performing basic maintenance and repair

in 2 of the 3 maintenance areas (HVAC, Electrical and Plumbing).

  • Must have 2 years’ equivalent education and experience pertaining to industrial

maintenance and construction.

Licenses and Certifications

  • Possession of a valid North Carolina driver’s license is required.
