What You’ll Do:
As the National Transition Manager, you’ll assist in coordinating the transition of new properties into the organization. This will include managing the collaboration and communication with internal departments and external stakeholders to ensure the site is property setup for success. This individual will be an expert in maintaining in-depth knowledge of Coastal Ridge systems and programs that are performed at the site level. You’ll also serve as a leader in our organization, championing the Coastal culture and ensuring associates have the tools, resources, and direction to be engaged and successful.
Your Responsibilities:
- Support Coastal Ridge Investments and Coastal Ridge Management with the onboarding of new properties into the portfolio.
- Oversee the Transition Specialist team who leads on-site due diligence coordination and execution. Including, but not limited to working with Regional Managers to identity competition set, complete initial interviews, negotiate contracts, and review reports to understand possible challenges or opportunities.
- Serve as a point of contact for the current management company, owner, and/or broker during a transaction and/or management transition to create, organize, and maintain the internal data dump for current and future property transitions.
- Serve as a liaison between Operations, Facilities, Accounting & Finance, Human Resources, Marketing & Sales, Information Technology, Asset Management and Business Development to ensure pre and post transition implementation and execution. Complete check in calls with all stakeholders throughout process.
- Execute and assign start-up tasks ensuring cross-functional partnerships are aligned. Tasks are inclusive of, but not limited to, coordinating marketing setup, accounting tasks, trackers (utilities, service contracts, national vendors, and others), leasing & sales reporting template setup, Entrata migration and information technology setup. Complete any other ad-hoc requests from departments as needed.
- Contribute to the development of operational budget proformas for all transitioned properties.
- Collaborate with the Operations team on property performance strategy and identity potential opportunities, including but not limited to; sales/leasing, facilities, revenue optimization, contract services, marketing, recruiting interviews, and information technology.
- Administer customer service and Manager level training at new properties as needed
- Contribute to the company wide operations platform aiding in required reports, metric distribution, operations program, process troubleshooting, and travel support as assigned.
- Other projects, tasks, as designated and assigned by Supervisor.

Required Qualifications:
- ~50% travel across the United States
- High school degree or equivalent required, bachelor’s degree in Property Management, Business or related field preferred.
- 2 – 5 years’ progressive experience in a multifamily property management role. At least 3+ years prior on-site Manager experience required with Coastal Ridge Real Estate.
- Experience with OneSite, AIRM, Entrata or similar software systems preferred.
- Demonstrated proficiency with Microsoft Word, Excel, and database management programs in order to interpret and complete required reports.
