Job Summary:


Under the general supervision of the Mechanical Superintendent, or other appropriate employee, performs general repairs and preventive maintenance on all plumbing systems including domestic water, hot water and sewer of TNHA residential units, including assemble, install, alter and repair of pipe systems that carry liquids or gases; may install heating equipment and mechanical control systems. Assists in the training of maintenance personnel.


Essential Duties and Responsibilities:


Assembles pipe sections, tubing and fitting, using couplings, clamps, screws, bolts, cement, plastic solvent, caulking, or soldering, brazing and welding equipment.

Diagnoses and repairs of water supply and drainage piping, fuel tanks, fuel lines, water heaters, various boiler and/or heating systems including forced air, HRV/ERV ventilation systems and other common plumbing appliances and fixtures.

Uses hand and power tools associated with the trade.

Locates, installs, connects and tests complete drain, waste, and vent systems.

Performs repairs and replacements of various types of plumbing valves; locates, installs, connects, and tests water supply piping. Makes sure the new system is fully operational.

Repairs and installs basic plumbing fixtures, including bathtubs, shower stalls, lavatories, sinks, water closets, urinals, and related valves and faucets.

Uses troubleshooting techniques in the maintenance and repair of plumbing systems.

Installs, diagnoses and repairs pumps, controls and sumps used in sewage systems; installs, repairs and replaces the different types of backflow prevention devices.

Assembles water pressure booster system and recirculating systems using pumps, storage tanks, controls, piping and fittings.

Keeps records of assignments and produces detailed work reports as required.

Studies building plans and inspects structures to assess material and equipment needs, to establish the sequence of pipe installations, and to plan installation around obstructions such as electrical wiring.

Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.

Provides on-the-job training for lower level maintenance personnel in skills of general plumbing trade.

Observes TNHA safety standards and regulations, policies and procedures.

Prepares written work cost estimates and submits list of materials for procurement.

Works independently, accurately and detailed in an atmosphere of frequent interruptions.

Performs basic and complex calculations and planning for special renovation jobs.

Maintains complete confidentiality of all information obtained through professional and client interactions.

Performs other duties as assigned.


Knowledge, Skills and Qualifications:

This is an experienced level position and employee must be able to perform a wide variety of plumbing, mechanical, and light carpentry work to ensure that TNHA facilities and residential properties are maintained in a safe and effective working condition. To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements, work environment, physical demands, and preferences listed are representative of the knowledge, skills, and/or abilities required.


  • Performs basic calculations and conversions; uses hand and power tools associated with the trade.
  • Occupational hazards and necessary safety precautions.
  • Uniform Plumbing Codes, state and local building codes.
  • Knowledge of materials, methods, and the tools involved in the construction or repair of housing units.
  • Ability to read blueprints and building codes and specifications to determine work details and procedures.

Required:

  • High School Graduate or General Equivalency Diploma (G.E.D.)
  • State of Alaska Journeyman Plumber License with current State of Alaska Certificate of Fitness.
  • Two years of plumbing work and mechanical experience or course work in skilled crafts or an equivalent combination of relevant education and/or experience.
  • Performing physical activities of this job the employee is required considerable use of arms and legs and moving the whole body, such as walking, climbing lifting, balancing, stooping and handling of materials. Vision abilities include close, distance color, peripheral and depth.
  • While performing the duties of this job the employee is regularly exposed to travel by small aircraft, outside weather, extreme cold, wet or humid conditions. The noise level is usually moderate.
  • Must be able to travel the North Slope to all of our seven villages for extended visits.
  • Valid Alaska Driver’s License that meets TNHA insurance criteria.

Preferred:


American Indian/Alaskan Native (member of federally recognized tribe).


Two years of residential boiler repair and installation experience.
