GCI Residential is a multi-family real estate development company with its development and construction teams located in Cleveland, Ohio and Charlotte, North Carolina. GCI focuses on the ground-up development, construction and management of Multifamily projects in high growth markets located in Ohio, North Carolina, South Carolina, Florida and Tennessee. We are currently seeking a Project Manager to join our team at our office in Charlotte, NC.

Essential Job Functions:

  • Responsible for Project budget management including but not limited to:
    • Project bidding and using GCI approved “Bid Analysis” sheet (Projects are to be bought out within 90 days of Construction start)
    • Compiling, Reviewing, and Negotiating Commitments in accordance with GCI Policies. (Subcontract Commitments are to be written and executed within 15 days of agreed upon deal)
    • Processing Change Orders within 5 days of receipt of change order
  • Responsible for Project schedule management including but not limited to:
    • Developing and Monthly Management of Owner’s Schedule
    • Developing and Weekly Management of Subcontractor’s Schedule
  • Understands the contract requirements as related to construction between GCI/GCI Construction, GCI/Bank, GCI/Equity Partners.
  • Forwards paperwork to subcontractors and owner in a timely manner.
  • Stays current with owner change orders as they relate to subcontractor change orders.
  • Provides assistance to the President of Construction with management duties as required.
  • Develops and maintains working relationships with subcontractors, suppliers, architects, engineers, and building officials.
  • Directs and supervises the Construction and administrative team.
  • Acts as liaison between Construction and Development Departments.
  • Responsible for responding to all reports and inspections.
  • Ensures work with subcontractors is coordinated with regard to change orders, plan discrepancies and coordination.
  • Reports the progress of projects to Construction President.
  • Recommend and develop new systems in order to create efficiency and productivity.
  • Oversees the day-to-day on-sight construction activity.
  • Addresses all warranty issues and completes final documentation.
  • Ensures safety compliance on assigned projects and evaluates Subcontractors work to monitor compliance with Company safety programs.
  • Prepares and maintains the RFI, Change Order, Submittal, and Buy-Out logs.
  • Ensures all permits are valid and on file.
  • Ensures schedule compliance.
  • Drafts and supervises subcontract and supply agreements.
  • Implement and maintain all required project schedules.
  • Implements and administers the Company’s Quality Plan in accordance with the established quality guidelines.
  • Examines all construction documents for appropriate construction details and completeness of information, potential design deficiencies, code violations, and constructability and notifies Architect and President of Construction regarding required items.
  • Creates and maintains Detailed Production Report (DPR) monthly which provides a cost summary, schedule overview, cost overview, cost projections to completion, schedule projections to completions, and action items logs.
  • Assures applications for payment are being reviewed, approved, processed, and paid.
  • Coordinate and direct the estimating, purchasing, engineering, accounting, and construction functions as they relate to the project.
  • Attends regularly scheduled meetings such as Staff meetings, OAC, Subcontractor, safety meetings, and meetings with office personnel assigned to the project.
  • Verifies a subcontract agreement or purchase order is executed and that all insurance requirements have been satisfied and are in compliance with Company policies prior to subcontractor mobilizing on the project.
  • Participates in company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
  • Complies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Requirements:


Education:

  • Graduation from an accredited four-year college or university with major coursework in architecture, engineering, construction science, or a related field is required.

Qualifications/Experience:

  • 5 – 10 years related experience in residential and mixed use building construction. Must have managed all phases of construction on multiple projects or single large projects.
  • Previous supervisory experience strongly preferred.
  • Knowledge of multifamily development methods and materials, real estate, economics, finance, valuation, financing, accounting and legal structures.
  • Proficiency in working with computers, industry software and other types of technology and a variety of software programs such as Microsoft Office, ProCore, Timberline/Sage, ProLog, MRI, Yardi, LRO, OneSite, etc.
  • Dynamic verbal and written communication skills and strong interpersonal abilities.
  • Strong analytical and quantitative skills, with an excellent financial acumen and high proficiency with real estate underwriting and real estate finance concepts.
  • Candidate must possess the ability to regularly travel to various markets for purposes of evaluation, relationship building, obtaining market information and working with third party contractors and local governmental authorities.
