Residential Project Manager

Seagate Asset and Property Management – provides financial and accounting services to keep building owners’ biggest commodities in order, so that they can focus on other priorities. We also simultaneously offer a wide variety of facility, maintenance as well as vendor coordination services for anything from plumbing to HVAC and everything in between.

Theory Design – provides innovative, luxury interior design services for first-class residential, commercial and hospitality properties. We work directly with high-end builders, architects, landscape architects and others to deliver holistic products that capitalize on location, infrastructure and other characteristics.

Earth Tech Enterprises utilizes the latest technology to reshape the landscape of Florida for future communities. Our services include mining, aggregate processing, land development, lake bank restoration, beach and shoreline projects, environmental services, and marine services.

CORE RESPONSIBILITIES

  • Estimates buyouts.
  • Oversees construction process from beginning to end.
  • Maintains schedule, budget and quality control.
  • Manages subordinate supervisors who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws.
  • Includes interviewing, hiring and training employees; planning, assigning and directing work; appraising employee performance; rewarding and disciplining employees; and addressing complaints and resolving problems.

ADDITIONAL/DETAILED RESPONSIBILITIES

  • Estimates time, materials and labor required for each job.
  • Reviews construction drawings.
  • Oversees buyouts by sending jobs out for bids and selecting subcontractors for each job.
  • Oversees the purchase order process.
  • Oversees monthly billing and request for information submittals.
  • Ensures each job is closed out when completed.
  • Meets with customers and designers at job site.
  • Oversees the permitting process.
  • Responsible for job cost, profitability and reports.
  • Manages change orders for subcontractors.
  • Ensures punch list is completed.
  • Studies new equipment lists and options, market buying trends, company policies and promotions, and rebate incentives offered by utility companies and manufacturers.
  • Returns new customer phone calls within 24 hours.
  • Audits and orders customer care and estimate supplies.
  • Delivers estimate package to customer.
  • Inspects completed job and ensures customer satisfaction.
  • Employs customer code of ethics.
  • Collects payment for each job, in accordance with contract and company policies.

QUALIFICATIONS

Language Ability:

The Residential Project Manager must be able to read, analyze and interpret common scientific and technical journals, financial reports and legal documents as well as respond to common inquiries or complaints from all stakeholders. This includes the ability to present information to top management, public groups and/or boards of directors.

Math Ability:

The Residential Project Manager must be able to apply principles of logic or scientific

thinking to a wide range of intellectual and practical problems that have abstract and concrete variables. The individual will work with nonverbal symbolism (formulas, scientific equations, graphs, musical notes, etc.) in its most difficult phases.

Physical Demands:

The Residential Project Manager is required to stand, walk, and work with hands and arms as well as climb or balance, stoop, kneel, crouch or crawl. This individual must be able to lift and/or move up to 25 pounds.

Work Environment:

The Residential Project Manager is exposed to various weather conditions, moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, precarious places and risk of electrical shock. The noise level in the work environment is usually moderate.

Computer Skills:

To perform this job successfully, the Residential Project Manager should have knowledge of Microsoft Word, Microsoft Excel, QuickBooks and Microsoft Outlook.

Education/Experience:

Bachelors degree and four to six years of industry experience/training, or equivalent combination of education and experience.

Job Type: Full-time

Pay: From $90,000.00 per year
