I. PROPERTY MANAGEMENT
Ø Property Management
- Manages and oversees operations, maintenance, administration, and improvement of commercial properties.
- Prepares detailed budgets and financial reports for properties.
- Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects for commercial properties.
- Prepares and administers contracts for provision of property services, such as cleaning, maintenance, and security services.
- Directs collection of monthly assessments, rental fees, and deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.
- Meets with clients to negotiates management and service contracts, determine priorities, and discuss the financial and operational status of properties.
- Discusses terms and conditions for providing management services with clients.
- Directs and coordinates the activities of subordinates and contract personnel and evaluates their performance.
- Markets vacant space to prospective tenants through leasing agents, advertising, or other methods.
- Acts as liaisons between on-site managers or tenants and owners.
- Investigates complaints, disturbances, and violations and resolve problems, following management rules and regulations.
- Inspects grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
- Maintains records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.
- Maintains contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.
- Confers with legal authorities to ensure that renting and advertising practices are not discriminatory and that properties comply with state and federal regulations.
- Reviews rents to ensure that they are in line with rental markets.
- Determines and certify the eligibility of prospective tenants, following government regulations.
- Confers regularly with community association members to ensure their needs are being met.
- Analyzes information on property values, taxes, zoning, population growth, and traffic volume and patterns to determine if properties should be acquired.
- Negotiates the sale, lease, or development of property and completes or reviews appropriate documents and forms.
- Contracts with architectural firms to draw up detailed plans for new structures.
- Negotiates short and long-term loans to finance construction and ownership of structures.
II. OTHER
- Seeks constant improvement in the work process; finds more efficient and less expensive ways for daily tasks.
- Performs special projects and other miscellaneous duties as assigned by management.
- Maintains high ethical standards in the workplace.
- Reports all irregular issues and problems to management for a solution.
- Maintains good communication with management, co-workers, and outside contacts.
- Complies with all company policies and procedures.
- Responsible for maintaining a clean and safe working area.
