SPM is currently seeking a Regional Maintenance Manager to oversee maintenance and facilities operations within their assigned region. This role will provide coaching, training, and oversight for Maintenance Supervisors within their region, as well as serve as the facilities Subject Matter Expert in support of the Regional Property Manager. They will assist the Director, Facilities Operations by ensuring that all Facilities Department initiatives are implemented in and supported by their region.

SPM is currently seeking a Regional Maintenance Manager to oversee maintenance and facilities operations within their assigned region. They will assist the Director, Facilities Operations by ensuring that all Facilities Department initiatives are implemented in and supported by their region.
RESPONSIBILITIES

- Supervise, direct, develop, and manage On-Site Facilities personnel within their assigned region.
- Educate and guide direct reports in order to build a strong bench and create buy-in of the company vision/goals.
- Drive the implementation and execution of the Preventive Maintenance program within their region.
- Become familiar with and provide guidance to the Maintenance Supervisors for all Facilities Department operating standards and processes.
- Work with the Regional Property Manager and Community Managers to support operational requirements within their region.
- Conduct periodic audits of properties within their regions.
- Ensure training programs exist for all Facilities Department personnel within their region and provide training as required.
- Assist in recruitment and interviewing of maintenance/facilities team members.
- Assist in developing and maintaining new hire pipelines.
- Ensure Facilities new hires within their region are properly onboarded.
- Manage their regions to achieve all Facilities KPIs.
- Work with properties in their region that are experiencing R&M budget overruns.
- Review complex scopes-of-work for large capital projects as needed.
- Support competitive bidding process for large capital projects.
- Assist with execution of large capital project contracts and ensure contract management is executed within company policy to limit liability and risk.
- Work with Operations to support needs associated with preparing for REAC inspection or other inspections as needed.
- Provide on-site support as necessary.
- Assist with Due Diligence and on-boarding of new communities.
- Assist in the training and planning for Student Housing Turn.
- Stay abreast of changing laws or local codes that may impact the maintenance operations of managed facilities.
- Other duties as assigned.
QUALIFICATIONS
- 7+ years of relevant facilities experience
- Demonstrated leadership ability
- Good time management and organizational skills
- Known to be cool under pressure
- Excellent knowledge of plumbing, electrical, HVAC, flooring, appliance, and irrigation systems
- Ability to read blueprints and electrical drawings
- Team player with a positive and energetic attitude
- Attention to detail and accuracy required
- Ability to communicate both verbally and in writing at a professional level
- Excited by the idea of a challenge and the opportunity to play a critical role in bringing the Facilities Department to a new level of operational excellence
- Familiarity with basic computer systems (MS Office; email; maintenance management systems)
- Flexibility to work within an ever-changing schedule including travel
- Ability to work autonomously while keeping key stakeholders informed
WORK ENVIRONMENT
Role spends 50-75% of time in the field visiting sites and providing operational support, and 25-50% of time in the office conducting administrative tasks. Overnight travel is sometimes required.
Work in various weather conditions – heat, rain, cold, snow, etc.
PHYSICAL DEMANDS
Position involves driving, sitting, standing and/or movement, the ability to exert minimal force of up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull and otherwise move objects. Must be able to climb ladders, scaffolding and other means to reach and observe all areas of buildings.
