Reports to: Director of Construction/Project Manager

Summary: The Project Superintendent is responsible for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. Project Superintendent shall schedule all subcontractors, consultants, and vendors, as well as ensure their completion of work within time allowed. The Project Superintendent shall be responsible for the coordination of work directed in the field and ensure work is performed in accordance with plans and specifications. Conflicts or revisions to the plan shall be communicated with the project team (i.e.: superiors, architect, engineer, consultant, owner) for mutual resolution, prior to execution of work that deviates from the approved plans. The Project Superintendent shall establish and enforce job site quality control programs to ensure quality completion of construction.

Duties and Responsibilities:

  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
  • Perform quality control duties and responsibilities regarding the work being performed.
  • Communicate with project team regarding ASI’s, RFI’s, and Material Submittals.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.
  • Coordinate required inspections with local jurisdictions.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Identify conflicts in construction progress and communicate them to project team for resolution.
  • Maintain daily log (written) of activities on the jobsite.
  • Ensure subcontractor has corrected all deficiencies identified by project team.
  • Walk all units on project daily to monitor activities and assist in future planning.
  • Preside over weekly subcontractor meetings designed to coordinate the work.
  • Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list identification and completion.

Secondary Functions:

  • Assist in budgeting, bidding, and award of subcontracts.
  • Assist in obtaining permits or approval of revisions.
  • Gather project material submittals and maintain records of approvals at the jobsite.
  • Coordinate homeowner unit specifications with marketing staff
  • Identify areas of work that are outside of subcontracted scope.
  • Preside at pre-construction meeting with each subcontractor.
  • Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.

Requirements

Qualifications:
1. High school education or equivalent.
2. 5 years in the construction industry.
3. Basic computer skills as it relates to entering time and communication by email.
4. Preferred - Successfully completed OSHA 10 or OSHA 30-hour courses. 5. Driver must have a valid driver’s license and acceptable motor vehicle record with insurance carrier and where applicable drivers will comply with DOT Commercial Driver License regulations
6. When applicable, driver must have reliable means of transportation.
7. Must be able to communicate effectively with co-workers, contractors, superiors, professional trades, e.g., architects and engineers, subcontractors, building codes authorities and owners.
8. Ability to read and correctly interpret blueprints / drawings and take-off accurate measurements.
9. Sound understanding of accepted construction practices, techniques, and procedures.
10. Knowledge of building materials, tools, and machinery.

Physical Requirements and Working Conditions:
1. Works beyond normal working hours, on weekends when necessary.
2. Travels locally, regionally, and nationally as needed to represent the company.
3. Frequent standing, walking, lifting, handling, and reaching to shoulder.
4. Ability to lift, push, pull, and carry up to 50 pounds.
5. Occasional sitting, kneeling, squatting, crawling, carrying, reaching, stooping, climbing stairs/ladders, and balancing.
6. Travel maybe required for projects throughout the Midwest.
7. Communicates using English language.
8. Sees and hears or uses prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
9. Uses telephone and computer extensively throughout the workday.
10. Sits, reaches and lifts intermittently throughout the workday. Lifts, pushes, pulls, and moves equipment, supplies, etc., of ten (10) pounds or more throughout the workday.
