Purpose
To provide field and technical support from OPR Owners' Project Requirement to the Commissioning and Warranty by developing, implementing and coordinating procedures to facilitate the tracking of the commissioning and warranty process for PMCS and CPC projects. Some supervision and coordinating the campus inspection team.

Responsibilities

  • Represent FOM with in all aspects of from development, construction, commissioning, testing, etc. Assist in development of responsibility matrix. Monitor progress of commissioning. Insure completeness and accuracy of close-out documents and deliverables. Advocate new building funds.
  • Coordinate document review process between Facilities Maintenance personnel, PMCS and CPC personnel for pertinent construction drawings, specifications, and submittals for all phases of projects. Support the integration of project handover from capital project to maintenance thru process improvement and CMMS implementation.
  • Assist and supervise the coordination of inspections of new and renovated buildings. Participate during inspections and follow up on resolution of deficiencies. Participate in the owner’s meetings and reviews from DD and post construction process. Support SME’s in the development UT specifications.
  • Coordinate contractor-provided training for Maintenance and Construction Services shops and building owners.
  • Manage warranty process. Make site visits when necessary meeting with owner, project manager and contractor. Follow up to ensure resolution of warranty claims.
  • Interface with Maintenance Specialist in entering equipment records into CMMS for warranty tracking and preventive maintenance schedules. Facilitate PMs based on new technology used in new and renovated buildings.
  • Provide timely and courteous customer service. Keep management and other employees up-to-date on current policies, procedures, and related official information to insure clear, concise and necessary communication channels are maintained.

Required Qualifications
Bachelor’s degree in Construction, Mechanical, Electrical or other Engineering field from an ABET accredited university. Relevant education and experience may be substituted as appropriate. Four years of relevant construction and maintenance related experience in a commercial, industrial, institutional setting having a working knowledge of Mechanical, Electrical, and Plumbing building systems. Experienced in observing commissioning and inspecting new buildings and projects. Knowledge of building and energy codes such as ASHREA, NFPA, IEEE, IBC, etc. Ability to review and interpret MEP plans and specifications. Experience with simultaneously managing the participation of several projects through to conclusion within restrictive time constraints. Typical projects will be in up to 10 large projects up to $1 billion in project costs. Demonstrated ability to work as a team leader and supervisor. Working knowledge of MS Office, Word, Excel, Outlook, Power Point. Ability to follow directions. Communication skills: written and verbal.

Preferred Qualifications
Master degree in a Mechanical, Electrical, and Plumbing or other related fields in ABET accredited university. Five years of increasingly responsible experience with commissioning of research and commercial buildings. Should include large commercial HVAC, mechanical, and electrical system measurements, analysis, design, capacity modification, and troubleshooting. Experience in commissioning of highly technical lab building systems and building automation systems or comparable experience. Customer service oriented and demonstrated excellent communication skills. Strong computer skills. Experience with design, procurement, installation, programming, maintenance, commissioning, and project management. Commissioning Certifications such as BCxP, CxP, CPMP.

Driving Required
This job requires a class "C" operator's driver's license. The applicant selected must provided a current three year driving record from the current state of residence. If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident.
