Job Description

We are currently looking for a Warranty Specialist to join our team. The Warranty Specialist manages the operations and activities of the field and is responsible for the completion of all work orders in a timely manner and to the complete satisfaction of the owner. He/she supervises subcontractors in accordance with company procedures and protocols, observes and interfaces with contractors or trades to monitor all work within the one-year warranty period, and serves as a liaison between the Client and contractors to ensure any warranty work performed meets the Client’s satisfaction. The Warranty Specialist must have basic plumbing and sewer camera experience. Working conditions are normal for a field environment.

Responsibilities

  • Communicates with owners, owner’s representatives, and/or tenants on how to resolve warranty or non-warranty issues
  • Follows up with owners, owner’s representatives, and/or tenants to sign off on all completed work orders as applicable
  • Self-performs or coordinates with subcontractors to resolve issues
  • Submits all receipts, bills, time sheets, and work orders related to said issues
  • Attends and completes 11-month warranty walk lists
  • Works with administrative staff to coordinate work repairs during business or after hours if necessary
  • Assesses if issues are warranty or abuse, vandalism, etc.
  • Oversees all work performed by subcontractors
  • Documents work with pictures and logbook for all issues
  • Meets department productivity and quality goals
  • Communicates with Warranty Manager on field operations
  • Becomes proficient in using Procore, mainly the Warranty Log
  • Handles all after hour emergency calls on a rotation
  • Works a flexible schedule
  • Performs other duties as assigned

Qualifications

  • At least three years of experience in this position with a General Contractor with commercial and industrial projects
  • Ability to operate sewer video camera as well drain snake is a must
  • Experience with computer scheduling and with coordinating and scheduling subcontractors
  • Experience with Microsoft Office required
  • Experience with Procore a plus, but not required
  • Knowledge of building construction, equipment, and materials
  • Ability to recognize, understand and interpret local, state, federal, and national codes, such as UBC, UMC, UPC, NFPA, NEA, ADA, etc.
  • Knowledge of major building systems (i.e., HVAC, Electrical, and Plumbing)
  • Knowledge of department procedures, protocols, and technology
  • Ability to learn computer software applications
  • Ability to respond to and determine procedures for handling unique problems and emergency situations
  • Ability to read and interpret blueprints, specifications, and schematics
  • Ability to exercise good judgement of when to act independently and when to refer situation to a supervisor
  • Ability to read and interpret written and/or verbal instruction
  • Ability to plan and organize work
  • Ability to distinguish colors
  • Ability to work in confined areas and withstand heights and perform work safely
  • Ability to communicate tactfully and effectively, verbally and in writing, with contractors, architects, engineers, and owners
  • Ability to recognize and repair hazards and apply safe work methods
  • Basic skills in drywall repairs, taping, & painting
  • Ability to work a flexible schedule, which may require occasional weekend and/or evening work
