Our national multi-family management company seeks a Director of Project Management with a "Whatever it Takes" attitude to assists the Community Manager with the overall management of the property, including but not limited to all financial and accounting aspects.

JOB SUMMARY

The Director of Project Management reports to the Sr. Project Manager and President and is the company focal point for their project. The Director of Project Management assumes responsibility for the profitability and loss control of their project. The Director of Project Management is responsible for all timely purchasing and procurement for the project to ensure materials and workman are in place as necessary per the project schedule. Close monitoring and knowledge of claims, issues, labor and material loss and gain is also necessary and is the responsibility of The Director of Project Management. The Director of Project Management will follow all established protocol utilizing provided project management software and will ensure complete documentation in strict compliance with corporate procedure. The Director of Project Management will review construction documents for constructability and compliance with ACS Construction Standards. The Director of Project Management will work with all consultants to make sure drawings are coordinated between disciplines.

RESPONSIBILITY

  • Produce agreements with subcontractors and vendors on their project in a timely fashion and with a high degree of quality and accuracy utilizing corporate standard agreement templates developed for the trades and specific project information.
  • Review all subcontractor and vendor invoicing with the Project Superintendent each month to certify completion percentages and assure proper coding of project costs will enter the accounting system. This review is to be completed with the purpose and intent to diminish liability for the project and the company.
  • Weekly review of the project schedule and procurement status report with the Project Superintendent to ensure subcontractors and vendors have provided submittals, purchased materials, and scheduled deliveries as required to maintain that schedule.
  • Participate in and assist in documentation of weekly Project Coordination meetings with subcontractors held and conducted by the Project Superintendent.
  • Oversee the Project Submittal and RFI Processes along with working with consultants to ensure ACS guidelines are followed in the plans and product selections.
  • Confirm the Project Team is completing required daily reporting, photo documentation, correspondence, etc. and weekly updating of look ahead schedules on the required medium provided by corporate.
  • Maintain project budget via excel spreadsheet daily. Once a month, Project Manager will meet with an Accounting representative to provide an updated budget to be input into Procore and Accounting software.
  • Attend monthly executive summary meetings with Senior Project Manager, President, Development and Owners. Project Manager will have an updated budget and status report prepared and distributed at this meeting for each project he/she is assigned to.
  • Produce reports for the process of reviewing their projects schedule, budget, projected costs, delays, changes, subcontract and vendor status and issues, safety status and issues, procurement status, and progress billings for the review and approval of the Sr. Project Manager, President and Partners.
  • Project Manager will supervise Project Superintendent, Assistant Project Manager and Project Engineers to maintain a cohesive team relationship. At the same time, the Project Manager is responsible for maintaining a strong and close relationship with subcontractors, as well as the Ownership, Development, Management and with the consultants associated with the project.   • Will be exposed to potentially long hours office work and meetings. Project Manager will also be responsible for jobsite visits which will involve walking and climbing stairs and ladders. Must have normal range of hearing, vision, color discrimination and depth perception for proper monitoring of project operations, viewing of project construction documents, and computer monitors and handheld devices. Must be able to complete responsibilities wearing appropriate safety equipment as prescribed by ACS Safety Program and OSHA.

TYPICAL MENTAL DEMANDS

  • Must be able to read and write in English at intermediate level and must be able to apply acute understanding to project specifications, drawings, specifications, etc., utilize Microsoft Project software sufficiently to produce, maintain, and regularly update a highly detailed project schedule, be sufficiently proficient with PROCORE software to document daily activities in words and photographs, communicate with subcontractors, vendors, management, and project manager, view plans, specifications and subcontracts, produce, transmit, and view submittals, and all activities utilized by ACS on that software as it pertains to the superintendent’s responsibilities. Must also be proficient in Microsoft Excel software as necessary to produce and understand basic spreadsheets and calculations for common construction requirements such as material take offs, labor budgets, etc. On a constant basis must use independent judgment (following prescribed procedures) to determine actions to be taken, establish priorities, react promptly to emergencies, etc. Must be able to deal with moderate to high levels of stress due to requirements for meeting deadlines, constant reprioritizing and supervising employees, coordinating the work and manpower requirements of multiple subcontractors and vendors, and maintaining established project budgets. Will interact regularly with employees, co-workers, vendors, subcontractors, supervisors, management personnel, and accomplish all in a calm, courteous and professional manner and therefore, must have excellent interpersonal skills.

ENVIRONMENTAL/WORKING CONDITIONS

  • Works in an indoor and outdoor environment (i.e. heat, cold, damp, rain, etc.) May have moderate exposure to injuries (i.e. chemicals, heavy machinery, large loads lifting, tools, tripping, falling, etc.) Will be exposed to some level of noise when trade contractors are using heavy equipment, power tools, etc. Outdoor hazards can be avoided with proper lifting techniques, MSDS, general safety training and wearing safety equipment.
