Duties and Responsibilities:
· Conduct all business in accordance with company policies and procedures, state and federal laws, e.g. OSHA, ADA, Fair housing, etc.
· Performs HVAC tasks personally.
· Handles installation of new equipment as assigned by HVAC Manager.
· Handles residents HVAC service requests as needed.
· Is available for emergency purposes 24 hours a day, 7 days a week, not only when on call, but in the case of an emergency.
· Performs tasks associated with preventative maintenance.
· Must be aware of the physical condition of the property throughout and immediately report any unsafe conditions to the Property Manager/Service Manager, e.g. broken glass, broken steps, etc.
· Delivers accurate records regarding preventative maintenance, installation of new HVAC units, gas, electric and tankless hot water heaters.
· Perform minor and routine maintenance on all HVAC equipment as directed by HVAC Manager.
· Inspect and maintains tools and equipment and keeps them in excellent condition.
· Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, environment.
· Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage of hazardous materials including refrigerants.
· Trained newly hired Service Technician.
· Attend meetings and seminars as requested by HVAC Manager, Director of Maintenance or Director of Operations
Must have the knowledge and ability to perform the following duties.
· HVAC repairs (must have HVAC license).
· Replace filters.
· Clean coils.
· Charge systems with freon.
· Install HVAC units.
· Install gas, electric and tankless hot water heater with boilers.
· Perform all duties that pertains to HVAC systems.
· Provide HVAC Manager with a list of needed inventories of spare parts.
· Comply with OSHA regulations.
· Comply with all state and federal laws e.g. ADA, Fair housing, etc.
QUALIFICATIONS:
· Must have HVAC Certification: Type I & II
· Position requires at least 2 years’ experience of service and installations of HVAC equipment.
· Must be able to lift 80-100 pounds on a regular basis.
· Must have a valid driver’s license and reliable transportation.
· Must be available to assist in after-hours emergency situations.
· Must be available for night/weekend on call duty.
· Must maintain a positive mental attitude and contribute as a team member.
· Must conduct all business in compliance of company’s policy and procedures.
Job Type: Full-time
Pay: $85,000.00 - $95,000.00 per year
