JOB QUALIFICATIONS:
- Extensive knowledge of and experience in residential (houses, condos) and/or multi-family (apartments) Property Maintenance, Turns/Rent Readies, and/or Construction operations
- Strong experience as a supervisor, service manager, or other maintenance management role
- Excellent verbal and written communication - in both English and Spanish
- Experience with property management and maintenance software systems (preferred AppFolio, HappyCo, Property Meld)
- Experience and proficiency with Microsoft Office products (Excel, Outlook, OneDrive, etc)
- Enjoy leading and motivating in a team environment, plus striving for personal growth and improvement
- Proactive problem-solving abilities
- Organized and detail-oriented
JOB RESPONSIBILITIES:
- Manages the on-site and day-to-day maintenance team operations of an assigned property located in Orlando Florida (Millenia Mall area), which the single location consists of 200+ doors under management.
- Commute to property, do not have to live on site.
- Responsibilities include managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals.
- Ensuring that the operation of the assigned property complies with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing housing operations.
JOB DESCRIPTION:
- Personally oversee all aspects of residential property management maintenance repairs and projects from assessing, planning, scheduling, and implementation
- Supervise and lead a team consisting of 1 Maintenance Technician, and Vendors / Subcontractors
- Regularly report to and work in collaboration with company Leadership Team / Department Head(s) and Senior Manager of Property Management
- Prioritize and assign / schedule work to oneself and Maintenance Tech(s), plus log accurate information on work order to assist with billing, maintain timely status updates on work orders
- Troubleshoot complex or difficult maintenance and repairs issues
- Communication with tenants, owners, maintenance employees, and vendors
- Maintain vendor records for compliance and organization
- Communicate clearly and professionally via email and phone with clients and vendors
- Negotiate with vendors / subcontractors to receive reasonable costs and pricing
- Order materials and coordinate pick-ups / deliveries
- Document information in company software system
- Perform on-site inspections when needed
- Maintain high standard of workmanship that adhere to company policies and the original project / work order plans and specifications
COMPENSATION AND BENEFITS:
- $50,000 - $55,000 Annual Salary
- Bonus structure, paid Quarterly
- 10 days Paid Time Off
- 10 days Paid Holidays (in line with Gov't/School calendar)
- Eligible for Dental, Vision, and Life Insurance
JOB HOURS AND LOCATION:
- Full-time, Monday to Friday 8:30am-5:30pm
- Weekends on call duties as assigned or as needed
- On-Site Property Office located in Orlando, Florida near Millenia Mall area
QUALIFICATIONS:
- At least 3 years of experience as a field and/or on-site manager or supervisor at a residential property management company or multi-family/apartment community.

EDUCATION / EXPERIENCE:
- Employment history in residential or multi-family property management that demonstrates the application of property management and maintenance sufficient to manage the day-to-day operation of a residential community, resolve customer complaints and issues, complete financial documents, reports, manage expenses, and coordinate the work of a team.
- Incumbent must possess a high school diploma or GED equivalent and:
Language Ability:
- Bilingual in English and Spanish preferred.
- Demonstrated ability to read, write, and communicate effectively.
Computer Skills:
- Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. (including Microsoft Office products)
- Strong proficiency in using property management software and tools, including but not limited to: AppFolio and Property Meld.
Math Ability:
- Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, calculate percentages, and calculate time in order to complete financial records, budgets, timesheets and other fiscal reporting information.
Reasoning Ability:
- Demonstrated understanding of property maintenance and repairs operations
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
Certificates and Licenses:
- Current valid driver’s license is required.
- HVAC certification required.
Supervisory Responsibilities:
- Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required.
