About the Job:

The Occupancy Coordinator reports to the Community Manager I or II. The Occupancy Coordinator will be responsible for all case management duties associated with rental assistance for such programs including but not limited to NAOH and Subsidized Housing.

RESPONSIBILITIES

  • Show rent ready apartments.
  • Meet with prospective applicants.
  • Monitoring income qualified households by way of file pre-approvals, to ensure affordability levels are maintained, applicable rents and utility allowances are in place.
  • Interviews, determines, and processes eligible households for programs in which the qualify for.
  • Review incoming request for lease approval or lease transfer for rent
  • Performs all annual reexaminations as well as computing any interim rent changes (as applicable)
  • Audits and ensures that resident files contain required verifications and acceptable documentations.
  • Follow up with On-site managers regarding deficiencies and corrections
  • Coordinate with 3rd party vendor in obtaining Rent Comparable Study when needed for Contract Renewal.
  • Must be able to work some weekends and extended hours.
  • Must be a self-starter who is organized, detail oriented, and can effectively deal with and prioritize a variety of tasks.
  • Must have good communication and interpersonal skills.
  • Ability to demonstrate initiative, professionalism, integrity and exercise confidentiality in all areas of performance.
  • Ability to maintain work pace appropriate to given workload.
  • Ability to comprehend and follow instructions.
  • Ability to perform complex or varied tasks.
  • Ability to relate to others beyond giving and receiving instructions.
  • Must possess a valid California Driver's License and automobile insurance in order to drive for business purposes or have reliable transportation.
  • Be a team player.
  • Must attend Company sponsored events that relate to the development of the team, which, from time to time, may include overnight stays at locations away from the employee's home.

EXPERIENCE

  • Must have a minimum of 2 years previous experience in the customer service industry.
  • Extremely detail-oriented.
  • Must have working knowledge of Windows and Office 2000 software; Excel, Word and Outlook.
  • Yardi experience a plus.
  • Must possess excellent math skills.
