Responsibilities:
- Manages the mailroom to ensure on-time, efficient, and error-free handling of all incoming and outgoing mail, shipping and receiving of products.
- Instrumental with repairs and maintenance projects with or without vendors and contractors.
- Responsible for outside custodial duties such as landscaping, cleaning the site, snow removal and other outdoor repairs as required.
- Performs and supports troubleshooting, diagnostics and repairs on buildings.
- Completes or oversees completion of work orders for building systems, equipment, personnel requests and furniture.
- Effectively estimates time and materials
- Inspects and signs off on work completed by third party vendors and contractors or associates.
- Manages and supports the Building Management System and all other related building systems for the building and site.
- Monitors, operates and provides routine maintenance to HVAC and Critical Systems equipment.
- Performs minor repair of buildings, systems and equipment. (Supervises vendor repairs of major building systems and equipment.)
- Manages and performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; may make repairs or replaces broken parts as needed.
- Oversees and supervises service contractors’ activities and development.
- Repairs doors, door locks and closers; installs window blinds.
- Manages or completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
- Operates a computer which controls and monitors mechanical equipment and utility systems.
- May perform minor electrical wiring and equipment; replaces and repairs wiring as needed.
- Manage or repair electrical equipment and control circuits; replaces faulty electrical switches.
- May manage or install computer cable.
- Responds to emergency maintenance requests as required.
- Manages and maintains a safe and comfortable work environment for all Perot/Hillwood associates & visitors.
- Responsible for Fire System testing and repairs.
- Maintains optimum conditions of any company vehicles, tools and equipment to perform job.
- Maintains a constant state of readiness in support of mission goals at all times.
- Acts as the first responder for all technical and facility related issues within the building and site.
- Drive company vehicles as needed as well as maintain vehicle inspections and service
- Responds to after-hours building and site emergencies as required.
- Compose or update Policies and Procedures as needed.
- Involved in making impactful decisions on the credibility, operations and services.
- Promotes safety and security for all associates and visitors.
- Involved in confidential tasks as directed.
- May perform any other functions deemed by supervisor.
Required Skills/Abilities:
- Must possess strong verbal and written communication skills in order to effectively communicate and interact with others at all levels of the organization.
- Ability to perform multiple tasks and meet critical deadlines while maintaining accuracy and quality.
- Ability to resolve conflict appropriately and effectively resolve problems
- Ability to read and comprehend Federal and State regulations as they pertain to Facilities.
- Knowledge of HVAC, Electrical, Plumbing and Critical Systems as it relates to building support
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
- Ability to read and comprehend instructions, short correspondence, and memos.
- Ability to effectively present information in one-on-one and small group situations to internal team members.
- Ability to apply to carry out detailed verbal instructions.
- Ability to handle issue involving concrete variables in standardized situations.
- Ability to successfully operate a PC to enter and access data.
- Ability to read and comprehend blueprints.
- Knowledgeable in building operations, maintenance, and the procedures and safety measures in areas of specialty.
- Proficient with Work Order and PM systems.
Education and Experience:
- High School diploma or equivalent required; Bachelor’s degree preferred
- Minimum 5-10 years of direct prior experience in building operations
- Previous experience working with Building Automation Systems required
- Must have experience in managing projects

The associate is occasionally required to sit. The associate must frequently lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception.
- Work hours will be 6:00am – 6:00pm Monday – Friday with the understanding this is a 24/7 operation. The associate may be asked to work overtime and/or assist remotely after hours when needed.
