Experienced Residential Property Management for Large Single Family Home Portfolio (not apartment complexes)

Real Estate License is required. We are looking for a team player who has extensive knowledge of landlord/tenant law, exceptional customer service skills and the ability to multi-task and prioritize. Knowledge of Appfolio and Z-Inspect a plus!

Some of the key Property Manager Job Responsibilities:

• Grow an already large portfolio by actively gaining new business.
• Perform thorough move-in and move-out inspections, including taking pictures/video of property before and after leases.
• Advertise vacant properties promptly to minimize owner income loss.
• Oversee and manage turns after a tenant moves out.
• Maintain long-term property rentals on behalf of owners.
• Answer owner and tenants questions and facilitate a positive relationship.
• Post notices, place signs and add lockboxes to properties as needed.
• Arrange for maintenance/repairs on properties. Ensure repairs are completed timely.
• Research fair market rental rates by performing CMAs.
• Determine what is a just distribution of the security deposit when a tenant moves out and send decision notices in a specific time frame.
• Respond to emergency situations and dispatch services as needed.
• Enforce lease clauses as well as HOA rules and regulations.
• HAVE A GREAT ATTITUDE and provide great customer service

Our office is located in Downtown Kissimmee and our portfolio is stretched out over Osceola, Orange and Polk Counties. You must be able to travel to properties and have dependable transportation.

Property Manager Qualifications / Skills:

• Hard worker with excellent time management and efficiency
• Ability to work with a team
• Ability to multitask, especially when there are a lot of demands at one time (this is a high intensity industry)
• Clean driving record and criminal record
• Dependable transportation
• Familiarity with applicable local, state, and federal laws and regulations
• High level of organization and attention to detail
• Competence with office management software
• Professionalism

• Comfortable handling escalations and ability to calm and settle the situation'

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year
