KIPP Metro Atlanta currently operates eleven KIPP schools including four primary schools, five middle schools, one K-8 school, and one high school, as well as the KIPP Forward program which supports students through college, career, and beyond.


Job Description


The Regional Facilities Janitorial Manager is responsible for ensuring a high standard of cleanliness of all buildings to meet APPA Level Standards. Additionally, managing special facilities and maintenance projects across all school sites within KIPP Metro Atlanta Schools. This role maintains and oversees school grounds, buildings, and equipment to ensure that a workspace is clean, safe, and functional.


As a Regional Facilities and Janitorial Manager, your core responsibilities include:


Management

  • Directly manages day-to-day activities of the janitorial vendor to ensure adherence to contractual agreement
  • Performing daily inspection of the cleanliness of the interior and exterior areas, such as classrooms, offices, restrooms, and outdoor spaces (this includes inspection during the night shift)
  • Oversees janitorial vendor’s onboarding and training to ensure alignment with KIPP Metro Atlanta Schools brand, standard operating procedures, and required emergency procedures training
  • Conduct monthly assessment reports of cleanliness and creates action plans for improvement
  • Conducts regular meetings with the janitorial vendor account manager to share data and address issues
  • Creating daily, weekly, monthly and annual reports on janitorial effectiveness to include Key Performance Indicators such as the cleanliness of restrooms, hallways, foyers, lunchroom)
  • Trains KIPP employees and janitorial vendor’s staff to utilize KIPP’s janitorial processes and procedures as well as proper operation of equipment
  • Participates in continuous learning activities by attending meetings, conferences, or in-service training sessions and conducts turn-key training to vendors and KIPP employees as required
  • Oversees janitorial vendor’s deep cleaning during school reset periods (i.e. summer break, holiday break, Teacher Planning Days)
  • Collaborating with school leaders and building engineers on facilities needs.
  • Serves as the primary point of contact for resolving escalated concerns from school sites and janitorial vendor
  • Performing janitorial and facilities duties necessary in instances of staff shortages

Administrative

  • Supports Director of Facilities in maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders
  • Manages regional janitorial budget and other budgets as assigned
  • Adjust contract and invoices based on the effectiveness of janitorial services provided
  • Creates and maintains Standard Operating Procedures for janitorial and facilities maintenance.
  • Researches best practices for janitorial and facility maintenance and brings back to KIPP
  • Coordinate and monitor work activities and schedules of janitorial vendor’s staff and KIPP employees
  • Coordinates with Building Engineers for repairs impacting cleanliness of the building

Compliance

  • Ensures compliance training of janitorial vendor staff and KIPP employees are conducted and documented (i.e. Health, Safety, Security, Emergency Drills)
  • Track equipment and supply inventory of janitorial supplies and equipment issued to janitorial vendors and KIPP employees to ensure quality and timely delivery of services
  • Monitors safety protocols and if necessary issues corrective action to janitorial vendor’s staff and KIPP employees for proper use of personal protective equipment, supplies, and equipment
  • Responsible for hazardous material handling, training reporting, and documentation per state, local, and federal regulations
  • All other duties, as assigned and required, to perform the above services

Qualifications
  • High School Diploma or Equivalent (required)
    • Associate degree preferred
  • Minimum of 2 years of supervisor experience preferably in an educational or janitorial setting
  • Must be able to work a rotating schedule as needed, which maybe 7:00 am - 4 pm Monday - Friday; Rotating schedule as needed 4:00 pm - 1:00 am Monday - Friday
  • Must be able to work some weekends as needed
  • Bilingual (English/Spanish) is preferred
  • Experience in managing multiple sites
  • Ability to handle heavy equipment and machinery
  • Knowledge of cleaning chemicals and supplies
  • Familiarity with Material Safety Data Sheets
  • Familiarity with APPA (formerly the Association of Physical Plant Administrators) standards or equivalent
  • Integrity and ability to work independently
  • Excellent verbal and written communication skills.
  • Ability to work as a leader and as part of a team.
  • Ability to manage the ambiguity and multiple priorities inherent in an entrepreneurial environment.

  • Proficient in Microsoft Excel, PowerPoint, Word, Access, and Outlook

  • Must be able to lift 50 lbs and stand for long periods of time
  • Must be available to work evenings/weekends and work to conform to athletic schedules
