Facilities Services' responsibilities include Interior and Exterior Facilities Support, Construction, Space Management, and Environmental Services.

    Job Summary

    This position provides primary oversight of the operations and maintenance of all Augusta University Central Energy Plants and distribution of utilities to all AU and AUHS buildings on each campus. This includes providing leadership and management for technical staff of 15 skilled trades technicians. Responsibilities also include management of the university's water-treatment program, utility metering, and regular-preventative and deferred maintenance of multiple large commercial chillers (totaling 20,000-Ton capacity), cooling towers, pumps, boilers, approximately 20- miles of underground distribution piping and control systems. The position also provides troubleshooting of critical infrastructure components and technical direction to Plant Operations staff and other AU Facilities units. Establishes long-term planning for capital projects involving modernization projects of Operating Plant equipment and system upgrades. Oversees and directs the day-to-day operations of three central energy plants as well as major equipment related to distributing chilled water, steam, heating water, natural gas, electrical and domestic water to individual buildings on all campuses including all underground piping and conduit systems.

    Responsibilities

    LEADERSHIP : Provides leadership to Plant Operations staff and outside vendors and manages the day-to-day operations of all AU Energy Plants and utilities distribution systems. Monitors and documents performance of main utility systems on a daily basis and implements methods to continuously improve efficiencies. Directs and manages utility outages to ensure proper system maintenance while minimizing impact on AU and AUHS operations. Manages the annual operating budget for Plant Operations including providing input in the deferred maintenance planning effort each year.
    TROUBLESHOOTING: Performs troubleshooting activities to improve utility distribution system performance for HVAC and electrical systems, components and devices to determine a root-cause analysis for failures or items not functioning as designed. May include going to individual buildings to manually manipulate control equipment to improve operation as well as provide technical advice and direction to AU & contracted HVAC technicians performing repair work. Utilizes the "Maximo" Work Order system to track repair efforts and inputs data into Maximo related to repairs. Performs available adjustments to utility system control devices remotely to repair devices which are not functioning properly or no longer calibrated as designed. Communicates troubleshooting findings to Johnson Control Inc., Trane, York, AU HVAC Shop technicians and other outside contractors.
    PLANS AND SPECIFICATIONS: Reviews plans and specification from design firms related to new construction and renovation projects in all AU facilities with special emphasis on plumbing, mechanical. Electrical and utility systems. Communicates and participates with utility infrastructure and consulting engineers and construction managers for the proper design and installation of utilities.
    ROUTINE AND PREVENTATIVE-MAINTENANCE: Initiates and completes routine and preventive Work Orders to keep equipment and systems in optimum operating conditions. Oversees inspections and maintenance of critical equipment including chillers, boilers, pumps, cooling towers, electrical switchgear, heat exchangers, steam generators, meters, backflow- preventers and controls. Tracks data related to operational history of utility plant components.
    TRAINING: Provided training for AU Plant Operations technicians related to OSHA, general workplace safety, equipment operations and maintenance, water quality, and control systems.
    REPORTS: Develops and presents reports related to plant operational performance for AU Facilities staff and outside vendors. Assists Director - Facilities Operations in developing and implementing energy-conservation strategies.
    ENERGY CONSUMPTION DATA: Records, analyzes and maintains all energy consumption data for billing, energy studies, EPA reporting and energy load estimations for infrastructure expansion recommendations.

    Required Qualifications

    High School diploma, GED or equivalent from a recognized State or Federal accrediting organization with 10 years of experience in energy plant operations, maintaining building HVAC systems including controls best practices and programming within Metasys or equivalent building control systems. Must have a valid license to operate AU vehicles.

    Preferred Qualifications

    Bachelor's degree in engineering, architecture, construction management or building sciences preferred with a minimum of five (5) years of experience in energy plant operations and management.

    Ability to read and interpret blueprints, plans, and specifications. Knowledge in energy plant operations, building HVAC and electrical system and design. Direct knowledge of compliance requirements as they relate to an academic campus setting.
    Ability to track data and metrics to drive decisions.
    Ability to think strategically and staying abreast of industry trends and technology.

    Shift/Salary/Benefits

    Shift: Days/ M-F *Work outside of the normal business hours may be required.*
    Pay Grade: 20
    Salary: Minimum $55,869/Annually- $75,000/Annually
    Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum-midpoint) of the position
